Investment Info:

Small multi-family (2-4 units) buy & hold investment.

Purchase price: $38,000

Duplex w/ 2- 2 bedroom 1 bath apartments 1,200sf each.

What made you interested in investing in this type of deal?

First property when moving away from parents home. Initial plan was house hack. Got married in 2002 and have rented both units ever since.

How did you finance this deal?

20% down fixed rate 30yr mortgage

How did you add value to the deal?

Rehabbed both apartments, new roof, siding, windows, furnaces, AC, and water heaters

What was the outcome?

Long term tenants & consistent income

Lessons learned? Challenges?
