 @Patricia Steiner:Clearly your "team landlord" which is cool I guess (sike 👎) but I asked what if I missed a payment because the remaining 2/3 of February rent is due 20 days after you file the appeal & my source of income don't arrive until 22 days so I was trying to ask what would happen if I paid 2 days late but I guess you was so caught up in being non objective & team landlord that it went over your head

Regarding timeframe, each offering is different, and needs to be understood in the context of the terms of the debt and investment objectives of the Trustee on exit.That being said, generally DSTs can be acquired with hold periods in the 3-7 year range.Regarding due diligence, every investor should be able to understand the answers to these questions prior to investing: (*note: you can get all of this information on your own, but it will require information derived from multiple data sources outside of the sponsor provided Private Placement Memorandum)1.

If your current objective is cashflow, and eviction laws are landlord friendly, as long as the all the income minus expenses (including mortgage) results in the return you're looking for, you can reposition the property 1~2 units at a time from the rents, etc. and the increased rents will give you a higher NOI, increasing the value of the property, do cash-out refi and use that money to BRRRR.When looking out of state, you research areas of interest online, but will eventually have to go there to get a feel for that area.
