I do have each person on the lease.The type of tenant base this is however is that say a mother,son and daughter live there.Her sister approaches the mother and says let us move in and we will pay 250 towards the rent as we can't afford a place of our own.Upon our bi-weekly inspections we find that the sister and her 2 kids are there.Now you have 6 using the water etc.The reality with apartment buildings of this age and tenant base is that families consolidate to save costs.They might be renting an apartment elsewhere for 600.Job hours are cut and they move in with sis and pay 250 and save 350 a month.The extra usage of water is what I am concerned about.I do not condone extra people there but want to control extra water usage.

Two grandchildren are already grown and on their own in college but I do miss my youngest to which are in Missoula Montana I do try to play with them as much as possible and I'm actually going to the birthday party of one grandchild this evening and I have organized a Super Bowl party for family only tomorrow for my kids and grandkids.

I went through a bank owned home recently and I noticed the thermostat was set all the way on 90 so that was a good tip off that the system needed repair.

Then there is a tenant down in a makeshift illegal basement unit (4th unit) that is paying on time, but I cannot continue letting him live down there if I am going to get a rental license from the city.I am meeting with the non-section 8 tenant who is not paying their rent, and the illegal basement dweller today, and was looking for tips on how to gently explain they need to go - and soon.

I can appreciate the dedication and enormous work one wants to take on trying to turn an area.There are many forces working against you.Personally it's not a mission I want to take on but I respect others for trying it.If people think the drug dealers and criminals will go quietly they are kidding themselves.They have taken a long time to set up their local network and build their bank roll.When you start messing with their cash they will fight back pretty hard.If the police couldn't get them out how do you plan on doing it??
