Our housing prices are insanely high to begin with.We take adjustable rate mortgages at levels you would never see in the US.

But start to get out of the SAD (sad american investment diet).Real Estate Investments: Cash flow and appreciation aside for you as a high income earner over 400K AGI its going to be more about saving taxes.

And just to clarify if anyone else is reading this: buying an interest rate cap, while effectively buying down the interest rate is NOT like buying down the rate on your personal mortgage.A point on your personal mortgage locks in the lower rate for 30 yrs and the mortgage fully amortizes.  

Currently working through some (very) preliminary due diligence with the goal of creating a template for 150 & 250 unit climate control buildouts in order to dial in an acreage size to focus in on for land acquisition, and to try and determine the most cost effective & scalable footprint to build as a "test" that can be scaled. 

It honestly is the only way we can still acquire property in this high interest rate environment.

That said there are other more expensive products like MH Ready Patch (original formula with high VOC levels if you can find it), Synko Patch and DAP Platinum Patch which are designed for both interior and exterior use on wood, plaster, masonry, etc.

Long term my goal is to quit my high paying job (great pay but long, erratic hours and stressful) by achieving 6k/month passive income.
