We used mysmartmove.com for tenant screening which was easy and convenient. 

These large developments cause a ripple effect of development and people tend to want to be around them for convenience and access which drives values up over time.

The duplex does not have a view, but it is in a very walkable neighborhood with good amenities: new restaurants, shops, police and fire and convenience stores within two blocks.

-Post flyers/ads in the local bulletin boards around the neighborhood convenience store, grocery store, gas station, laundry mat...etc.  

It can be pretty convenient too, as it's hard to drive 5 minutes in most major cities without seeing one.

Corporations are currently increasing their presence in the Plano and Frisco markets due to the relatively lower costs to operate there and convenient access from downtown Dallas.

LESSONS LEARNED: now that i'm much more experienced and paid my dues, i've learned to leverage through equity and partnerships. i know what type of investments i want to do or to avoid. my purchases are mainly based on location, easy access to freeways and conveniences, and good school districts. i know my numbers. i am targeting growth markets that are landlord neutral or friendly. my tenants and guests are my goose eggs and i treat them well and in turn they pay me well ;-)Hopefully, that helps.
