Thought I already explained to you what every real estate investor should do, but let us get it clear up front that my preaching is for the people who want to earn the most money they can with the money they have and I don't care to even discuss real estate with people who tell me they don't have the desire to, AT LEAST, check under every rock to, AT LEAST, find out what other avenues are out there.I don't care if someone is madly in love with short term rentals and they may be happy with the money they earn, but nobody should argue and say short term rentals or any other type of real estate investing is better than another without doing some serious research.A new investor should not invest one penny until he (or she) has checked out, studied and understands the math very clearly in regards to what type real estate investments will give them the best returns and what type investment is most-suitable and enjoyable.For myself, short term rentals have too many inherent risks, they requre 24/7 management and I like to relax on Sundays and holiday weekends and the costs for management, cleaning every time a guest moves and other costs are far too high.

I think if you're looking for areas that are going to soak up Austin demand you're better off looking at the suburbs between Austin and SA, such as Buda, Kyle, or San Marcos, or to the North or East, towards Round Rock, Leander, Cedar Park, and Manor.
