I'm sure this has been talked about extensively, but is there a good template somewhere on BP that has a lease template?

I'm looking for CRE market data, specifically total transactions a year, both sales and leases. 

HelloI do not have much knowledge when it comes to pricing commercial leased space.

For instance I know they are a calibration tool for estimating the value of a property or lease, but do people use them for other reasons?

There are ways I can manipulate the input to achieve a more desired output with real estate - I can fix up a house, add to it, rent it out, lease to own, sell it outright, borrow against it, etc.

On larger properties, outside of performance calls, owner's usually get involved if there is a big bust in the budget (to alter the business plan if needed), capital expenditures are going to be more than estimated (find ways to cut costs if possible), or leasing strategies need to be adjusted to keep up with other competitive properties (example: providing concessions on new leases or renewals). 

I'm suggesting him because he leases a bunch of apartments that I own for his own airbnb business. 

I actually just signed the lease last week and rented it out.

I have the opportunity to get into a lease option for a property that I'd ultimately like to buy & hold, but I'm trying to figure out the rehab financing.

I would love to buy one to keep and completely renovate it and lease out to a business or possibly run the business myself.
