I worked with a property manager and we were really strict with our screening of tenants given the economic uncertainties so that might be why it took us a bit longer.

It seems to me that the majority of people who rent to pet owners do avoid the major damage if they are doing their own due diligence when it comes to screening properly, making your properties as pet proof as possible, quarterly or at least bi-yearly inspections, etc.

Even when I have an empty unit, I prefer scheduled tours- showing up on time and being able to communicate with me are part of my screening process, and I feel it's safer for me too.Hope that helps.

@Beary Bowles none of the old time owners ever did a tear off on the flat roofs, so now when I look to buy a building with a flat roof I always expect a worst case scenario.

Aside from providing the basics (ie. listing tool to get the property published to 10+ major sites, scheduling tool to schedule viewings, tenant screening with comprehensive applications -- pulled reports from TransUnion, which include nationwide criminal background checks + credit checks + eviction history, digital lease creation tool, rent collection tool, and maintenance tracking tool), some services also offer your tenants additional capabilities which makes it an easier sell on your end when getting them to transition over (ie. their ability to report on-time rent payments to the credit bureaus; this can create an added incentive for making sure they pay that rent on time).

It coincides with the boom of the Denver market, and leaves out the basically flat year we had in 2019 and early 2020, which would harm the CAGR you impute here.
