We bought it and I spent the next 4 months working on a complete gut renovation of the house, living in a tent out back, begging friends and family to help hang drywall, pull nails from the oak flooring we salvaged from another local home days before it was demolished, or carry in the concrete counters we made out in the driveway.

Be very conservative on your ARV (final sale could be 10%-15% below your asking), don't forget to factor in construction overruns and discovery work (typically budget a 15% cushion), don't forget to budget acquisition costs (6%-10% of purchase price), selling costs (6%-10% of ARV) and holding costs (be conservative it will almost always take longer than you think or than your contractor tells you and may take more time than anticipated to sell and for buyers to secure funding).

A black glove with a middle finger showing and a nailed up note with the tenants name underneath, KKK Neighborhood Watch notices, couple of n****r messages, and the oldy but goldy, a noose in the front yard.Our tenant calls the cops, and absolutely nothing happens apart from the neighbor being told that if he fires his gun outside again he'll be arrested.Over the next few months this continues.
