All I can say is when buying property and investing hundreds of thousands and millions of dollars in cash as a down payment you need someone ( an experienced broker, another MF investor, etc.) to bounce things off of.

BTW, I understand over a million have been here reading BP, scary thought, but there are many more that hit the site than log in and join (they should join in) so BP is a great source to expose these set ups for what they are.Actually, I'm not sure I could spend $20 for lunch if I knew I got that money from some young family trying to start out where I had convinced them into thinking they were buying a home, charging them additional gig fees or whatever, having them keep the property up, just to set them up to fail and never taking them to a closing or buying them out.

But when it comes to helping me out with a non-paying tenant, then they've got a million and one excuses why that has to be done with a sherriff's office and its not under their jurisdiction, and on and on and on.How does it make any sense that a village gets to regulate the landlord rules in the town but the evictions have to be at the county level?

There MIGHT be a way to use software to eke out fractions of a percent in returns -- if so, strategically investing tens of millions of dollars might generate returns you can live on.
