I would continue to look around, you'll definitely find a lender out there that won't penalize as much for the loan being that small.

I would use competitive ad copy and drive traffic to a landing page that features your main selling points front and center, with call now and contact us buttons below. 

I am not familiar with the zoning boards, but have heard they can be very political despite an investors best intentions for the property and neighborhood.Illegal duplexes exist all over the city, and I’ve heard that continuing to use it as such is less of a risk due to the lack of enforcement by the city.

This is very exciting but I can't help but wonder if we should continue to be patient while paying off debt before we get into real estate or figure out a way to jump in get a property to house hack or live in flip etc..

Do I pay it out of my LLC's bank account or continue paying out of my personal account.

Roof was replaced recently without special assessment.We're trying to decide whether to sell late in the fall, rehab over the winter to sell in the spring, or continue renting after tenants move out.
