I'm trying to finish the SoW as quickly as possible, but I would like a GC lined up before I close mid-July.Can anyone recommend me to investor-friendly (i.e. not retail) contractors?  

We sold another rental to a friend who couldn’t buy a house because he was a VA loan.

@Dave Blackman a friend uses Elizabeth Moara but I'm not recommending her, I'm just passing along her name. 

So read books on the topic, go to networking events where you can meet HML's and private lenders, reach out to friends and family, get a HELOC on your primary if you have one, get a loan from either your 401k (if you work) or from your life insurance (if you have one.)

I also have friends that would easily give me 200K to invest with little on their return.

I'm a partner in an LLC with two very close friends.  

Nonetheless, I've had a few friends who've been able to snag solid B-/C SFR properties that cash flow.

When our renter was moving out, his friend who was helping him move damaged the garage door of another unit. 

I believe it does validate to certain guests that I am serious about what I do and I have referred repeat guests & friends to the site, but really nothing more than that so far. 

I had a seller I'm under contract with call me this morning telling me her friend saw me listing the property online (I post mine everywhere so no wonder) for 55k.
