Of course I want to learn all of the strategies and techniques of real estate investing, but feel that I need to start with wholesaling first to create capital, since i dont have much money to start with.

I have done 25+ transactions that are from a wide variety of advanced real estate techniques that include rehabbing, wholesaling, dividing and rezoning land, taken property subject to existing financing, purchased short sales with cash, purchased luxury short sales with advanced land trust techniques, purchased probate, and held long and short term rentals.

It just means more work will go to appraisers that are more skilled and that may lower the income for less sophisticated/old school ones that can't learn new evaluation techniques.

Hey folks,I have been thinking about this a little bit lately and felt like it was just a general topic that could be useful in this sub forum.While having an entire office, even at home, when you are just starting out is obviously a little over the top, what are some really useful habits, techniques, accessories / supplies, and apps/software that some of you more experienced investors used at the beginning and maybe even still use now that could be helpful for those of us just getting started?
