Also, you may need to get some bids on how much it would cost to put in the infrastructure (i.e. electrical, gas, plumbing, etc.).

Oh sure, indoor plumbing and electrical and all, but most REI's aren't wanting to become plumbers or electricians, or they'd go to trade school. 

I would def look at the systems (heating and electricity) as well as look for any problems with the roof and structure.

This building AC Systems, Electrical, Lighting, Fire Spray for Vent Hood, etc. are all non or minimal working condition, and have been deteriorating since day one of lease.

New house purchase, Toyota car payment, meals (@$4k+), multiple repairs line items, $25k for electricity  etc ....

Note.. due to the circumstance that indeed good roofers do not want to do anything unless you change entire roof... but frankly speaking this is overkill..In fact i observed similar overkill in other professions.. in electrical, hvac you name it...... all through the back of my warm sit...simply by watching tons of youtube videos and courses...The real danger in investing into commercial real estate or any other real estate is not knowing inner details of the trades.........   

I have been told to take plenty of pictures and to ask about the major stuff (roofing, structure, HVAC, plumbing, electric, etc.) but I'm sure there is more I should be questioning.Any and all feedback is appreciated!
