Also to attract a better tenant I’m going to work on our detached garage, put drywall between the two spaces and since we have space I’m going to get a quote for an asphalt carport that way I’ll have two spaces for each unit.

I don't know your budget or where you currently live, but seems there could possibly be an opportunity buying a single family house with an ADU (aka detached guest house/granny flat) or building one and renting that out to pay part of the mortgage.

This info would be different in certain situations where there is a large transitional population such as students, temp workers etc…..In my professional opinion an attached unit of any size is less desirable than a detached unit.
