Sounds good if in a decent area.  

You will not have any appreciation, nor inflation protection, but you can get good diversification/risk reduction, and decent principal protection.  

Groton is a decent place especially with having the navy base there.  

But I am a huge believer that just about anybody with some solid problem solving skills and some decent understanding of the numbers can be successful at this.

As for needing work if you want a decent price point I always look for ones needing updating which increases the value quite a bit. 

CoStar is only as reliable as the data that is put in....a decent rule of thumb/guideline, but I would not bet my life on their data, particularly in thinly traded markets.  

I would prefer @Scott Barker that everyone who signs up for BP has to add a head shot.  

I have yet to find one, thats probably not saying much though.Kyle Myers I would like the single family idea, but have agreed with the wife that we will be in our own unit, and in a decent part of town. 

I like deals where the flipper can get a decent deal, and has the money and ability to get all work done within 30-45 days.
