I was starting to look for folks for finding on private side and leery on some folks responding to me with filling out forms asking for my personal home address marital status job income and one even wanted photo of with he application up front.

Two things

What should REAL folks okay with funding privately really be asking and NOT asking for and

Outside of family friends etc where can one truly put a deal out there to find an investor?

Thanks in advance

If someone approached me for funding and they were reluctant to provide their personal address if I asked for it I would, indeed, think they were a scammer. I assume by private lenders you mean people who are not in the business of providing funding, people who are not professionals. If so, they will often not have very sophisticated systems in place. You are correct that you may need to vet them but they will, most certainly, need to vet you. Once they provide the funding it is they who are at risk of loss not you. Frankly, if you do not trust a potential lender that should be all you need to terminate the process. Likewise, if a potential lender does not trust a potential borrower they should not waste their time proceeding toward a transaction.
