I would rather do a few great deals than several decent, but more dangerous transactions.

My main concern is just all of the noise that will be going on and all of the possible dangers of the kid eating/ playing with dangerous objects.

If I am reading your numbers are accurately,  If you are putting $13,980 down & are lucky enough not to have to put any more capital into the project or have any vacancy, or unexpected expenses, your return is 6.45% annually based on $75.12/month net profit.I think this way to dangerous & skinny

Landscape maintenance does not require insurance in California however men working with power tools is always dangerous so if a landscaper does not have workers compensation the homeowner could be liable for any injuries that happen on their property.
