I'm on a few wholesaler lists in my area - most of them have been pushing out straight crap honestly 2 of them always send houses in flood zones, crime ridden "affordable" areas - basically nothing with an exit strategy 1 of them is pretty good - I've bought a couple houses from him.

Collect a non-refundable EMD so if he pulls that crap you keep the EMD and move to the next one... puts you in a stronger negotiation position.

But I was sure I would be able to dig up a problem such as this.If the County has no obligation to put a flag somewhere a Title search might find it, then I see that buying real estate without title insurance is a crap shoot even doing  due diligence..

I don't know why, it's less than 3 years old, (because they abused the previous one by leaning crap against it).So my question is an electric water heater idiot proof?
