Hi everyone.
I'm from California. Thinking of buying a 10 cap property in Georgia... yes I know it's far but does anyone have any tips + advice on what to expect? I'm putting it under contract in next 48 hrs...

Is this a crap area? Is this an area worth investigating?

PS: It's a great deal... 10 down with seller financing at dirt cheap 6.25% amortized over 30 due in 30!
