One unit is rented section 8 for $800 o month and the other one needs only minor cosmetics to be rent-able. 

I haven't had the chance to work in the area previously, but it looks like we'll need some cosmetics on the exterior and some light interior.Any recommendations would be greatly appreciated!

Note: there also is no law that says you can’t attempt to perform your own heart surgery either.....

Interested in a couple REO's in this area that will rent well with minimal cosmetic updates.

Update: I went to see the place on a Friday afternoon and found the place only needed minor cosmetic repairs.

I went to look at a house with an arv of 115,000 and needing 20,000 in cosmetic repairs.

A lot of investors typically avoid these because of the initial costs and length of time it takes to do the work, but I enjoy the challenge and would much rather do a major renovation on a historic home than multiple cosmetic remodels for the same amount of initial capital and return on investment.

I’m going to take my realtor over there soon to get his take on whether to do a quick mid-range cosmetic flip, or a longer high end one.
