Seller already knows the rents and based the list price off of a combination of comps and to a lesser extent rents.The appraised value of 1-4 units is very independent of income.

I think comps support a fair market value of around 100K-105K and I'd like to get around 75K out of it to combine with my other HELOC so I can start going after larger properties than the first few I've purchased.

I would use 10% of monthly rent for all 3 of those (combine maintenance and repairs) 75*3=225+366= 591.
