I believe that under a standard title insurance policy, building code matters, zoning and other governmental restriction on the use of the property are excluded from coverage so unless you purchased an extended form title policy there probably is no coverage, but it never hurts to submit a claim. 

Just make sure you have your attorney ready to go to initiate a summary proceeding to evict as soon as they do not vacate.I would not try and drive them out with an unrealistic rent increase.

I'm currently looking at 2 hilltop lots in phoenix to build a dream home. 1 is located at Lookout Mountain and the other on Central & Jomax.

For some buyers it can be a really great way to build equity and have a low mortgage payment.
