Same here buddy.

Now, I own multiple properties in the city and my buddies are still paying rent.You're doing yourself a disservice by only wanting to live in Lincoln Park, Lakeview, Bucktown or Wicker Park, but at 23, I get it.

@Matthew John good plan, one of our rooms has no closet, we were going to put in an armoire and call it good, but contractor buddy said he had to put in a real closet on a job to make legit bedroom. 

Since you're still in college, house hacking is a great option for you so that you can live for free and have buddies rent out rooms/units to help pay off a mortgage.

.- Curb appeal - trim and tidy the place up, particularly in the front yard/patio, this is a very effective thing that is often overlooked, and it's so cheap to do if you pay one of your buddies with pizza and beer and have them come out to help you on a Saturday.- Clean!
