HUD is not applicable here and the only way to include something like a garden tractor / snow blower in the Letter of Arrangement would be to have it listed as chattel on the Agreement of Purchase and Sale.

Again, look for a broker, they buy and sell notes, they also do originations, some underwrite seller financed deals and even service them as I did, they may have thousands of notes under their belt as opposed to some individual out there having done far, far less or just a few deals who reads about notes or writes books.

Places like the rust belt or lower east coast or cash cows but you have to learn the good areas from the bad and will have your hands full managing your PM as things can go VERY badly in those types of areas.As for your gathering of cash, keep amassing cash until you can make another DP... whether it's a 4unit or larger is up to you.
