So this is what I have... a 3 bedroom 1 bathroom home with a 2 car garage, fenced in yard, less than a block from the grade school (great neighborhood, small town).

This is also personal decision based on individual risk tolerance. 

Transferring property from the entity to a new owner should not be much more burdensome than if you were to own the properties as individuals.  

Its essentially college but it is geared towards individuals who are working 40 hours a week and want to get a college education.
