A typical stick built home may have six to ten draw schedules for items such as grading, foundation, rough-in, finish, etc.

Is the 9 months to a year timeline from start to finish?

I will be giving him the reigns to handle and manage the work being done (Paint, flooring, light framing to add a kitchenette, separating utilities, and various finishes). 

If, in the end, the guy simple CAN'T DO without lots of noise to wake him up, you can screw in and finish an additional layer of drywall to his ceiling.

I actually just finished writing an article on here that hasn't released yet about this very subject. 

Finally at the finish line and just got word that my contractor had to take another project and wouldn't be able to do mine at this time.

I am finishing up my year end for taxes now so I am hoping to pull the trigger on something soon after.
