Have a small loft to bedroom remodel which requires some electrical work and window replacement on a third floor.

I'll probably be the oddball,  but I'd suggest for cashflow,  buying 3 to 4 bedroom sfh in Canton or massillon.   

It has 3 bedrooms on the first floor, 3 bedrooms on the second floor and an in law suite on the third floor with its own bathroom and kitchen. at 270k it seems like a good enough deal.

Spent more than hoped for but was worth it in the end; now has a one bedroom apartment upstairs and breadhouse / bakery downstairs.

Most SFH that hit the right metrics of price - location - bedrooms - pool and so on will start at $500k and get to $1-1.5M really quickly.

Also a detached garage is there with 1 bedroom that we could convert into 3rd ADU.. this is in San Diego county

The property is single family 4 bedroom in Coastal San Diego. 

Plus the layout of where bedrooms and bathrooms are located relative to each other is less than optimal.We did try to make our own estimates of the ARV before we bought the house but there were very few comparable properties in the area so we decided to rely on our agent's estimate.

I am still looking for that 4th person to occupy the remaining bedroom.
