None of us have a crystal ball but I do believe that if you can find something that the numbers make sense on---get it now!!

@Joseph Ball did a good job of summing it up above.When I first got started, I was drawn into how amazing the small multi unit ROI was "on paper" and ended up with over 22 doors at one point.

Hence the reason agents hate low ball offers. 

@John Batson and @Bill Exeter Just some spit balling here, but if the 6 buildings are all now listed for sale separately, could you do your due diligence during the 45 day identification period, and IF you decide to close on the properties, get the seller to de-list, then re-list all 6 buildings as a single listing prior the the 45 day ID period running out, thus making them all part of a single listing/sale?
