In my opinion, the ones looking for a new place earlier tend to be better tenants, but we have had plenty of low maintenance, pay on time types that are only looking for a place a month or so ahead of time.

If you are new to REI and absolutely cannot visit the market (huge mistake in my opinion) then at least hire a local investor to be present at the inspection and give you their opinion.
