Surprise sale of SFH rental. Appraisal helpful? FSBO?

I have a potential buyer for a house that I wasn't planning to sell--but am actually happy to. My estimate of its value: $300-350K based solely on listing prices in the area. (The house is located in a non-disclosure state).

The buyer suggests we split an appraisal, but my experience with them is they are always low.

Also, this will end up being a FSBO which is something I have never done before. Suggestions?
