I have gotten some general information and I should be able to visit the property in the next week or two with a contractor to get an estimate.

I like to have the comps that the ARV was based upon, and pictures clearly showing all rooms, with detail pictures of all necessary repairs so I can do a quick estimate without visiting the property.

My property manager there steers me away from the 10k homes where you need a gun to visit properties in the day time.

All of the questions you mentioned are great and I will find all of that out when I visit with her.

I've visited parts of the city I used to be scared of only to find some of the nicest, friendliest people you'd ever want to meet as well as discovering more of the real beauty of the metro area.

I live in Georgia and always wanted a place in Florida that we can use when visiting the area and rent it when we are not in the area. 

Over the years, I have not personally visited any of these rehabs when the work is done, but rather rely on pictures/videos and my PM walking them. 

Ask your agent about the feasibility of marketing to businesses that may be moving employees around or need short-term residence for visiting executives.From your post it does not sound as if methods such as lease option or out-and-out rental would work as you want to free up your money. 

Can't cover everything in just one visit.

If they are, then they will likely change their address with these providers (eventually or immediately), which will add new addresses to their credit file/ background search and your process server will likely be able to get a hold of these new billing addresses and pay them a visit to figure out if they can get a face to face to hand them the summons.
