Joe I will give you an example as to why the phone meeting is important.Investor number 1:Calls and wants a Class A property in urban core for a 10 CAP.In my area that isn't going to happen going into the property.That person goes on the bottom of my list.Even though they are a "ready,willing,and able" buyer they are unrealistic.Investor number 2 :Wants a class B,C property with a 9 to 10 cap going in. congrats on your first purchase. i hope it works out for you, its a very nice property.i strongly suggest you read up on the 50% rule a bit. keep in mind that this is a guideline that many on the forum believe in. i for one will agree that it is a good guideling to follow.over time (1 year, 5 years, 20 years, ?????)
