Really a guy who works at the tax collectors office told me some mortgage companies use the highest tax payment ( March)  for escrow and then pay early ( November) and pocket the difference...

Systemizing the back office is one thing.  

I've seen guys set up their LLC to mail to their attorney's office.

Once the agent found no buyers on his list, his office's agents would get to shop the deal with their buyers.

I am rusty on bankruptcys, I have not filed one for about 9 years since I took office.

That was very helpful.The numbers that I have at this point are as follows...HOA - $30/monthTaxes - $100/monthInsurance - $250/monthManagement fee - $140/month ($1400*10%)Sewer, water and utilities are paid by renter.I'm currently speaking with a loan officer about a cash out refinance to see if I could qualify for one as well as what the numbers would look like.  

I am open to a flip, buying a office unit (in a business park), another SFH, etc...

I am attracted to it for a number of reasons: lower unemployment and vacancy rates than Memphis, and there's quite a few brick buildings that are more modern than that in my budget in Memphis, and definitely cheaper than Nashville by a mile.

Can anyone here recommend a loan officer that they've worked with on a similar dael?
