So no, I didn't help them with the bill and they finally thanked me for my effort to find the issue. 

Now, having said all that, house hacking isn't necessarily easy (if it were, everyone would do it)...it's just easier than the more advanced strategies...House hacking still takes significant due diligence, skill in analyzing the market and the property, time and effort to learn about tenant screening and property management, the ability to anticipate appreciation/depreciation trends, etc., etc., etc....and even with lots of skill and preparation, things will still go wrong (vacancy, plumbing leaks, bad tenants, etc.)

Maybe build a genuine connection/friendship with someone and see where it goes from there.

They can produce great wealth, but they take a lot of effort. 

However spending years in analysis paralysis myself and also helping clients to make investment purchases I have found that getting your first deal done and not losing money is so much more important than trying to spend all your time and effort to find the "perfect" deal right off the bat. 

It's not that expensive or time consuming (will take a few weeks of concentrated effort (maybe a month or two) and maybe $1500- $2000.

Puts maximum effort into getting to know his individual members and is actively a part of the freshmen class stuff as well as the mastermind groups and more advanced stuff.

When there's a beach in the basement..In all seriousness, if the property is in a lava flow hazard zone or high risk flood zone, I will not put effort into looking at these properties.

Zero work, Zero effort, Zero money spent.
