I found this very useful on the forums that @Christopher Phillips a Real Estate Agent from Garden City, New Yorksaid "1031 can't be used for personal property.

I haven't found anything in Royal Oak that brings in the same return, but I'm sure the clientele is better.

I've begun to analyze deals for practice and yesterday I found what looks like an incredible deal (maybe I'm just being ignorant though).  

Ironically, once I got in touch with them, I found out that they were on BP also so it worked out.

It is my understanding that if you win a bid on a property your money is tied up in an interest bearing account until one calendar year has passed, giving the property owner a grace period to become current on their property taxes.I realize that there are many deals to be found at these auctions, but I'm wondering if it is actually worth it.  

I found a great deal on a home that's going to auction.
