I found an incredible deal but don't know where to begin!

Hey guys I'm an aspiring wholesaler in northern California near Santa Rosa. At this point I'm just trying to become as educated as possible before I get started making offers. I've begun to analyze deals for practice and yesterday I found what looks like an incredible deal (maybe I'm just being ignorant though). Basically the house is listed for what looks like nearly a third of the price of the ARV of some comps in the area. It's a fixer upper with a lot of potential in a hot vacation destination. Should I just let this slide and wait until I'm ready to make offers or should I reach out to other wholesalers in an effort to work alongside them for experience? Has anyone been in this situation before? Any options I'm not considering? Any advice helps!
