Lawsuits over this have been battled out; a federal court decided that process being used by PGW was unconstitutional (owner's rights to due process being denied), but the concept of the owner having to foot the unpaid bill was not ruled unconstitutional (so a better process that does not deny due process could put the unpaid PGW bills back as the owner's obligation).

However, the generally spouted concept is the less owner occupied houses the lower the neighborhoods quality, the lower the tenants quality, the higher the turn over, and the higher the maintenance.

I may not get all of these facts correctly as I'm going off memory, but the concept is the same.

Most will never mention that there are down payment programs available in their state.The average agent doesn't come across concepts like private lending or HML, or seller financing and other creative techniques.

I have my own ideas and am testing a service to do just that, but the point of my posts is to understand how an average investor thinks about these concepts.

If I stay, I know I can borrow against the equity with some of the concepts mentioned in the book.
