Plus it probably will look nicer, and be more appealing to potential tenants during showings.And if there is spray paint on the deck that clearly was caused by them, then take that out of their deposit (take lots of pics of the damage, of course) and re-stain the deck.

However, we like the tenant, he takes great care of the property and even helps us with repairs on some of our other units.On the other hand, I definitely see the appeal to raising the rents if equivalent units are renting for $300 higher per month.

It's all about the sell ability of the lease.For instance Dollar Stores used to have rental increases in primary term and a higher cap.So a NN with landlord being responsible for roof and structure is not appealing to buyers in years 5 of the lease on etc.
