I've already started a direct mail campaign and am contacting FSBOs on Craigslist and Zillow which is all geared for wholesaling, I've been very interested in focusing on purchasing a duplux using an owner-occupied FHA loan since the 3.5% interest is something that is doable for me, and I've even looked at rehabbing because I work 40 hours a week doing blue-collar assembly work so I know my way around a toolbox.

I am in the blue springs Kansas City lees summit independence mo area.I purchased a duplex, rehabbed and now want to cash out.

It's an interesting concept because the city needs more development to improve this older-generation neighborhood that is partially run down and quite close to Southtown amenities like the blue star arts district and new mission reach trails.

Noticed here in San Diego area communities  where homes are built pre 1960 up thru 1970's easily have  "mf in fill" looks undetectable, in many a blue collar neighborhood.

Lady called me out of the blue the other week wanting to sell her townhouse in the the city of Fredericksburg.

A is your typical nice white collar area... great schools, very safe.B is more typical higher end blue collar areas... okay schools and safe.C tends to be more service employees and racially diverse... okay to below okay schools, some crime.D tends to be more the war zones. 

Do it until you're blue in the face.

These are ~$1k rentals in a nice blue-collar neighborhood.

This is a nice house, but a blue collar neighborhood and not a “pretty” place.
