Market Comps in the historic area of town (.5 mile radius of subject property) range from $450-$575 for 1 Bed 1 Bath.

In that range, at least in the Boston area you could potentially purchase a 10+ unit building in a decent area.Personally I would look at a very good area, like Boston, or a larger complex in the southeast.

I'm currently working with a group I met here on BP and our their 1st deal was listed on MLS, the ARV comps were in the 550-650 range, there are active listings that could be comps on up to 700k, so using a listing price of 635k, we bought this home for 330k, plus 120k for a complete rehab.

Well, a year is coming up, so now I am looking for a quad again to do that, but the inventory is so limited, and the ones that are available now aren't really in the area I want or the price range I think they're worth to make sense for me.

@Amar Pravin It depends on if your buying all new or if you start out with used stuff off Craigslist.I'd say a range between 4k and 10K depending on used or new.
