I should also add that in addition to the legality aspect, I also feel better knowing that when I sign a contract to purchase a house, I'm actually going to follow through with it, each and every time. 

The 3 most important aspects to a DM campaign is:1) List Quality - make sure you are pulling good quality leads.  

I learned website design, development, and online marketing in all aspects.

I want to "BRRRR" building my portfolio via cash flow and want to strategically grow without paying capital gains.  

Grassy areas are valuable, but can be strategically placed for children and dogs, and do not have to be huge.  

We want to perfect our processes, streamline our operation and outsource where it makes sense to free us up to plan and strategize.

Unfortunately I don't have much experience with the legal aspect but I may be able to offer another point of view. 

Continue doing so while you continue to learn about different aspects of real estate.

Would be interesting to have a discussion on whether this applies to multifamily syndication model and how "small" the deal can be in order to manage the risk while experiencing all the aspects of complexity?

Those that don't approach it the right way, will likely suffer.great post Randy  much misunderstood aspect of section 8  part of that is sellers will advertise Guaranteed rent.. buyers who are not experienced with it don't know any better.
