I only have single family properties and I have the tenant pay all the utilities.  

Hello Biggerpockets members,I am considering working on buy and hold properties, single family and multi-family.

Today, I closed on my second property, a single family residence.

(In the British Columbia interior , Canada) I have a full time job (which requires frequent trips) so my strategy isn't single family homes.

But I haven't found a single one of these BRRRR deals that fit my criteria.But I do find land development deals on the MLS.

My usual approach is to find 3/1 or 3/2 single family houses in a good school district, but my budget will be rather low for this move since my family is staying in OH and we'll be running two households. 

Most single family with a few duplexes.  

Let me back up and tell the full story.A couple months ago we decided to sell our condo and buy a single family home that we can move to, an upgrade if you will.

Reusing it will save you money but you will need more than what you already have I bet. 

Everything I read seems to say that apartments are nice but they become more of a pain to manage instead of a single family with a good chance of a long term tenant.I know the time is now to get it but I'm driving myself crazy looking at different properties!
