I'm totally fine with negative cash flow given our purpose for investing in real estate but appreciation in many neighborhoods that I'm looking at seems unlikely.

Dear Sam - you seem like a standup guy, so I have some critique for you. 

Seems like a great idea at the State Fair, but I'd be 90% of the homes I go in that have those, the room never gets used.

Seems more likely they’ll be the ones, (or the county) kicking him out for not paying his property taxes.

The average lender probably charges in the $1,200 - $2,500 for their closing costs, while title/escrow has their own fee's to insure the transaction (in Texas we are promulgated so our title fee's are pretty straight forward, no clue in MD). 

The pre-settlement era seemingly encouraged buyers to self-represent, lured by the possibility of claiming the buy-side commission for themselves.Now, with this incentive structure altered, it will be interesting to see how the dynamics and strategies of unrepresented purchasing change in the current market.

I am not a computer engineer but it seems like it would be easy to toggle some popular amenities to segregate out the comps and get different projections, for example.
