I responded to them in writing that they had three choices, one, continue wiht the process, two, pay me a settlement, or three get sued by me.

Right now I'm in a really good position to help folks on the web snd prefer it as I'm not chasing and everybody loves me... less stress.

I get distracted easily, and would really prefer that they not be there.

Any advice you can give me about updating, color choices or keeping/selling it would be really great.

This is not cost effective as I'll have to hire an attorney.c) let her break the lease, pay me a little $ to get her walk away, change the locks and get a new renter in there.d) let things continue as is not really knowing if this punk is tearing my place up.The choice is lease resistance (i.e., the least financially) seems to be choice B.Any thoughts?

we have an attorney.the bank seems to be upset because of our choice, i can't understand why they assume we will delay the closing. they say they will be ready for that day, that they want a timely closing and want the signed contract as soon as possible-but the contract is in the attorney's hands and we haven't seen it yet.we will wire a x dollars deposit on monday ( to the attorney for escrow acct,that I don't know what is :oops: ) and they seem to be in a hurry...i feel really uncomfortable with thus deal...bye byemichela

Your in the game you might as well play where you have the greatest chance of success.It is all about risk assesment in my humble opinionI prefer to risk everything I have because if i lose what I have I will have it all back in under 5 years most likely in 2 years.If I don't risk it I know I will be broke and unable to retire.Hmmm what is retirement......I don't think Ill ever do that one because my definition of retirement is to be able to go where I want when I want and do what ever I want to do.........So I make a few phone calls during the day and make more money for doing so......I will never quit teaching people This business because It has made me a truely free man.One will never be free until one has no attachments in life because attachments by the nature of the word attach us or tie us down......I am not attached to my money or things....I can't take them with meI am not attached to life.......when i die my body stays hereI am not attached to my wife and son .....I love them but they are their own spirits.......If we had never taken the risk to travel to the moon we would have never reaped the benifits of such a great undertaking..Sorry but I believe that all things are possible to him that believe...I guess it's kind of a sensitive subject for me.

I personally prefer flipping and that's what I do, however, i know the power of rental properties and that is where I am heading.
