We are at a 50 year low and 2022 we had a housing supply/sales recession (see here for my post on supply/demand).

What I have found out since posting is that owners are unrealistic on what they can get out of the property and are not willing to drop down that much.

The city posts the licenses to their portal immediately after the inspection, lead cert, and payment are all provided (again, through the portal).
