I'd offer an easy online solution if they don't want to use their own provider.If a tenant can't afford renters insurance can they afford to replace their clothes, furniture, electronics, stay in a hotel, etc.?

When we owned SF rentals they required $500K of liability on each rent property.I never had to have a general liability policy.

You can qualify for this by:Having tenants for 7 days or less at a time.Materially participate, typically with the test: You participated in the activity for more than 100 hours during the tax year, and you participated at least as much as any other individual (including individuals who didn’t own any interest in the activity) for the year.If you materially participate, you can offset your non-passive income even if you have W-2 income.

That doesn't only mean that you have to be able to close on your own (if you can't find a cash buyer within, let's say, 30 days), but to avoid consistently being forced to close on your own and then marketing a property to potential sellers you should be able to locate a buyer BEFORE you sign the contract with seller.
