What kind of units, what kind of condition, and what are the prevailing rents in that neighborhood? 

Today one of the property owners who is renting me a property referred me to another property owner who wants to rent 2 studios to me in one of the best neighborhoods in the Bay Area.

We are also a 501c3 organization belonging to the Arizona Conference of Seventh-day Adventists.  

I think Bergen and Hudson are trendy and growing neighborhoods but that goes along with height price per unit and pretty low cash on cash return. 

It's in a the middle of a big city with a populated neighborhood and we literally had it for a year without realizing it was on septic (I never looked at my utility bill thoroughly... lesson learned).

I can say the house is in great shape , and it rents for $1500 a month , good schools and a B neighborhood . 

but will over pay for a slow and steady investment in a A Class neighborhood that has 95-100% occupancy every month, no I wouldn't buy that either.

Because i do not know why i would need a realtor if online websites provides all the data information like mortgage neighborhood recent sold houses in that area etc. as i can look for myself what im looking for online.and would a realtor have homes that are not listed online and send me homes  trough email based on what im looking for?

I haven't checked in a while but at one point a 15 cap was standard in the neighborhood. 

But I'm also very organized with my systems and I'm a manager of managers.
