The cash in the wholesaling game is key for sure! 

Canadian and US entities are a whole different ball game when it comes to financing 

Currently I'm happy in my house for now and would like to find a 2-4 family to completely rent out; I'm not a fan of moving and neither is my girlfriend 😂 my next primary residence I'm planning to buy around 6-8 years from now (I'm playing the long game baby!).

It's not worth playing bidding game if the numbers don't make sense.

Any and all advice is greatly appreciated just want to consider all options before I get into the game. 

It's been a bit of a game of telephone as you might imagine from the underwriter, to the servicer, to me, but essentially I'm being told that this is a non-starter and they cannot close the loan.

Rentals have been preforming well without any hiccups for ten years so everyone's in the game, increasing the number of investors you are competing against.I'm in a small market where property doesn't cash flow unless you can find a deal off-market, before it's listed to the public.

I'm getting back into the real estate game after being dormant for well over a decade.
