You can always find your own tenants, meaning you are not solely at the mercy of your property management company.Post your properties yourself on ForRent.com, Craigslist, Zillow, any site you can find that lets you market your rentals (there are a ton of them).

You don’t want to end up in a situation where for whatever reason you fail to close, and then be accused of tortuous interference with someone else’s contract, causing the current owner to lose rental income because you paid their tenant to leave.
